GENERAL CONDITIONS

SOME APARTMENTS ARE BOUND TO SPECIAL TERMS AND CONDITIONS THAT ARE DETAILED ON EACH APARTMENT'S PROFILE.

Most apartments are available for a minimum of 3 nights.
All apartments are fully furnished and well-equipped with sheets, towels, and kitchenware.

PRICES

Each apartment has a different price based on its category, square meters, location, and facilities. Rental prices are established daily, weekly, or monthly depending on your rental agreement. The price includes the rent, agency fees, water, gas, electricity and internet (if the service is offered in the apartment of your choice) for rentals shorter than one (1) month unless the opposite is stated in its description. Final cleaning service is included in the price in most of the apartments except for some exceptions for which the passenger will be notified before booking. The price does not include other additional services. VAT and all taxes are included in the price.

PAYMENT & RESERVATION CONFIRMATION

Once the apartment availability is checked and confirmed and you wish to carry out your booking, a pre-payment of 20% of the fee is to be done on-line with an international Visa o Mastercard credit card.

Once you have done your pre-payment on-line successfully you will receive an E-mail with all the details pertaining to your booking. If you do not receive it, please contact us immediately at: info@desigbuenosaires.com so that we can send your booking confirmation again with your reservation details and the contact person’s information.

The rest of your payment (80% of the total amount) plus the deposit must be paid off to the contact person in cash and USD at check-in.

CHANGES

It is possible to change the dates of the booking only ONCE without any extra charge as long as desigbuenosaires is informed at least 20 days in advance of the already booked dates and only if the apartment is available on the newly required dates.

If the apartment is not available on the new dates or if the change is required 20 or fewer days before check-in, the first reservation will be cancelled and the amount paid will not be refunded to the passenger since it will serve as compensation for the owner of the apartment.

Under unforeseen circumstances (unscheduled building works, water damage, sale of the apartment) desigbuenosaires will make a new search among the available apartments on the dates required by the passanger and we will transfer them to an apartment of similar characteristics to the one they had booked. In case the client doesn't agree with the new options desigbuenosaires offers, the booking may be cancelled and the pre-payment will be fully refunded. Desigbuenosaires will not be liable for further claims by the client concerning the total or partial booking cancellation.

Apartment changes due to the clients' expressed wish are bound to availability and must be claimed at least 30 days in advance. The pre-payment will not be refunded to the passenger and it will be retained and paid to the owner of the apartment as compensation for the cancelled dates. If the change is required more than 30 days in advance, 50% of the pre-payment will be retained for the same purposes mentioned above. In this case, the remaining 50% of the pre-payment already made will not be refunded to the passenger, but it will be discounted from the new pre-payment of the newly chosen apartment. If the pre-payment of the new apartment was lower than the remaining 50%, the rest would have to be paid by the client so that booking is confirmed.

In case the passenger wishes to SHORTEN the stay and if the request is made before the contract between the passenger and the owner of the apartment or contact person is signed, the amount corresponding to the days cancelled will not be refunded to the passenger. Nevertheless, if the request is made once check-in procedures and contract singing have taken place, the penalty stated in the contract might equal the price of the already booked stay and it stated in the contract.

If the passenger wishes to EXTEND the stay, and as long as the apartment is available, the cost of the additional day will have to be paid.

NUMBER OF GUESTS

It is not allowed to exceed the number of passengers to stay in the apartment agreed in the booking reservation without prior consent of the owner. The number of persons using the apartment may not exceed the number of persons allocated for each apartment.

CANCELLATIONS

In case of cancellation no refund will be made on the pre-payment, except for the force majeure cancellations mentioned above.

CHECK-INS AND CHECK-OUTS

Two days before your arrival you will need to inform the contact person your estimated arrival time, flight number and airline. It is advisable to call the contact person from the airport before leaving for the apartment so that long waits are avoided for both the contact person and the passenger.

Check-in time is as from 2pm unless the passenger and the contact person have agreed on a different time.

Check out time is to be done before 11:00 unless the passenger and the contact person have agreed on a different time.

Check in and/or out between 7pm and 9am has an extra cost of 30 USD each.

Checks on National holidays and celebrations (Christmas' Eve and New Year's Eve after 5 pm; Christmas, New Year's Day, Holy Week regardless of arrival/departure time) have an additional cost of 50 USD.

CLEANING

In most apartments the cleaning fee is included in the price. If this was not the case, the exception would be stated in the description of the apartment on our webpage for you to notice before making the reservation. In stays longer than one week, most of the apartments will be cleaned free of charge once a week. If this was the case, you would be notified.

CONTRACT SIGNING AND KEYS HAND OVER

When you arrive in Buenos Aires you are required to phone the contact person (whose telephone number is detailed in the confirmation email) to let them know that you are on your way to the apartment and thus avoid long waits. Upon your arrival the keys will be handed over to you, you will be shown around the apartment and you will also be required to pay off in cash the remaining amount of the reservation and the deposit.

We will be provided with a short term rental contract for touristic purposes. Such copies are to be signed by you and the owner of the apartment or his representative and one copy will remain with each party.

DEPOSIT

The deposit, which is between 100 USD and the equivalent to one month rent of the apartment you chose (if you booked it for a month or for a longer period), serves to face the damages that could be done in the apartment and which are the guest’s responsibility. The deposit will be fully refunded if the apartment is in the same conditions it was when it was first handed over to the passenger.

STAY AND KEY'S RETURN

During the whole stay, and in case of any doubt or incident concerning the functioning of the apartment, you are required to write to or phone the contact person whose information is stated in the booking confirmation email you received. The contact person will go to the apartment on check-out day at the arranged time and after checking the apartment he/she will give you the deposit back if the apartment is in the same conditions it was when it was first handed over to you and you will be asked to return the apartment keys.

Key loss has a charge of at least 20 USD, unless a different amount was agreed between the passanger and the apartment owner at the moment the contract was signed.

OTHER RULES

Before leaving, the client is obliged to leave the apartment in good conditions.

  • If the apartment has a sofa bed, please make good use of it. If it is used for sleeping purposes, please make sure it is fully covered with the bed sheets.

  • Stains will have a charge of 30USD, unless a different amount has been agreed between the owner and the passenger.

  • The front door of the building has to be locked every time you leave the apartment.

  • Rubbish has to be taken out and placed in the bins every day.

  • Always remember to take the keys to the apartment with you. If you need to ring the intercom, please make sure it is the right floor so as not to disturb the neighbours.

  • Please listen to music and the TV at a sensible volume in order not to disturb the neighbours.

  • Always remember to switch off the electric devices and the air conditioning every time you leave the apartment.

  • Pets are not allowed, unless the owner has given his/her approval prior to booking.

  • Finally, if either the owner of the apartment or the contact person were notified of any disturbance, annoying noises or any other instances of misbehaviour caused by the passenger, the passenger could be fined both according to the penalties stated in the contract and according to the administrative penalties applied by the law.

LIABILITY

Guests and their companions declare explicitly to make adequate use of the apartment at their own risk and to relieve desigbuenosaires of any damage that such use may cause them. The guests are liable for all damages and impairments on the rented apartment or the goods in it, as long as they exceed signs of wear and tear on normal usage. Desigbuenosaires has no liability for valuables brought to the apartment by the guests.

It is firmly stated that desigbuenosaires is an agency that works as an intermediary between apartment owners and tourists that seek accommodation in Argentina. The apartments are advertised on our webpage together with their pictures, description, equipment and additional services which are provided by the owners and which are checked by our agency before its first publication. Desigbuenosaires is paid a commission for each rental by the owners of the apartments.

Due to the fact that both the owners and the tourists are the true protagonists of the commercial transaction, they are both free to choose not to fullfill the contract if they do not find the other party reliable enough or if the apartment does not fullfill the description stated on the webpage, respectively. In any case, if the contract was not fullfilled by decision of one or both parties, nothing could be claimed from desigbuenosaires as compensation, except for the pre-payment which would be refunded to the passenger. However, if both parties fully agree with the terms and conditions of the rental, they will sign a temporary-rent contract with touristic aims which will state their reciprocal obligations and mutual responsibilities and in this way an environment for solving inconveniences will be created.

The moment the temporary-rent contract with touristic aims is signed, the responsibilities of desigbuenosaires to the owner of the apartment and the passenger come to an end.

Booking an apartment with Design Buenos Aires implies full and unconditional acceptance of the terms and conditions herein as well as all other obligations arising from the jurisdiction and competence of the general courts of the City of Buenos Aires, expressly waving own jurisdiction should it be different.
